Deciding to purchase a house in the Indianapolis real estate market is not a simple task. When you decide to take that step, one of the things that you need to consider is whether you should purchase a house that is free standing, or a condo. Even though home ownership provides you the benefit of acquiring the surrounding property along with it, there are also advantages to owning a condo which may influence your decision.
Condominiums in the Indianapolis real estate market are typically larger than most suburban condos. Averaging from 1200 to 2000 square feet, these condominium properties can be comparable to home ownership in size, number of rooms, and amenities. Many urban condos include a wonderful upper level view, and rooftop gardens as part of the draw to condo living.
Owning a condo in the Indianapolis real estate market is beneficial for several reasons. First, the area has plenty of newly-constructed areas to choose from During the latter part of 2006 many developers started new projects to build condominiums. It was during this time that the area's economy was growing and stable. At this point, many of the projects have been placed on hold for developing at a later time. Currently, there are many units still available that owners are attempting to sell, which can be of benefit to a buyer. This situation can greatly benefit the purchaser because they are able to negotiate the final selling price and have a wide selection of condos to choose.
In the Indianapolis real estate market, another benefit of having new construction is the effort from the community to keep a historic preservation with new design. This will keep all of the units from looking the same from the outside. Floor plans for the interior may look slightly the same, but there should be individuality with the exterior construction to provide the complex with a lived in and homey feel.
However, people have to be aware of the fact that there will be no outside land if they buy a condo. For those who prefer an inside lifestyle, this is the best option. Another good thing is that the prices for real estate tend to be much lower because the property value doesn't' include any land.
Many of the condos in the Indianapolis area of real estate have association fees. Association fees cover the costs of maintaining the lawn, swimming pool and clubhouse. Utility bills are also included - depending on the association, different utilities will be paid for but gas and water are always taken care of so there isn't any need to worry about that.
However, one of the main disadvantages is the resale value of a condo. Many areas have condos that tend to look the same, so selling it provokes competition for units that look the same as yours. Because of this you might have to lower the selling price and therefore get less money. Because of the reasons above, condos in this area are still very valuable even when the time to sell comes.
